Professional interior remodeling services for single-room projects, repairs, and finish work by a family that treats your home like our own. Proudly serving Austin and Central Texas.

Your Roof Takes the Worst of Central Texas

Hail every spring. Sun that beats down for months. Wind, driving rain, and the occasional branch coming through. An Austin roof works harder than most, and it ages faster because of it.

Cornerstone is a family owned roofing company in Austin, and we handle the full range. Leak repairs, storm damage, full replacements, and honest inspections when you just want to know where you stand.

Most asphalt shingle roofs in the Austin area last somewhere between fifteen and twenty five years, and our sun and hail push toward the shorter end of that. Metal lasts considerably longer. If your roof is somewhere in that window and you have been through a few hail seasons, it is worth having someone actually look at it rather than waiting for a stain on the ceiling.

Here is what you get from us that you will not get everywhere: if your roof does not need replacing, we will tell you. Plenty of roofers in this town knock on doors after a storm looking for a full replacement. We would rather do the repair, do it right, and be the people you call in ten years.

Our Roofing Services

Our roofing services cover inspection, repair, replacement, and everything underneath. Most projects pull from these:

Free Roof Inspections

We get up on the roof, take photographs, and give you an honest assessment of condition and remaining life. No pressure and no obligation, whether you are dealing with storm damage or just want to know where you stand before selling.

Roof Repair

Missing shingles, damaged flashing, valley problems, and worn ridge caps. We find the actual source of the issue rather than patching the spot where water happened to show up, because water travels before it drips.

Roof Leak Repair

Leaks are almost never directly above the stain on your ceiling. We trace it back to the entry point, which is usually flashing, a valley, or a penetration around a vent or chimney.

Roof Replacement

Complete tear off, decking inspection and repair, new underlayment, drip edge, flashing, and shingles. Tearing off rather than laying over the old roof costs more and is almost always the right call, since it lets us see and fix what is underneath.

Storm and Hail Damage Repair

After a Central Texas hailstorm we will inspect the roof, siding, gutters, and windows and document what we find with photographs. We will tell you honestly what took real damage and what is cosmetic.

Emergency Tarping

If water is actively coming in, we can get temporary protection in place to stop further interior damage while a permanent repair gets scheduled.

Asphalt Shingle Roofing

The most common roof in Austin by a wide margin. Architectural shingles offer better wind resistance and a longer life than older three tab products, and they look considerably better.

Impact Resistant Shingles

Class 4 impact resistant shingles carry a UL 2218 rating and are built to take hail without bruising. More on why these matter in Austin below.

Metal Roofing

Standing seam and metal panel systems. Higher upfront cost, much longer life, excellent in heat, and they shed water and hail well.

Tile and Specialty Roofing

Concrete and clay tile roofs common on certain Austin architectural styles, plus flat and low slope sections that need a different system than the rest of the roof.

Decking and Structural Repair

Rotted or damaged sheathing replaced during tear off. You cannot see this from the ground, and covering it up is how a new roof fails early.

Flashing, Valleys, and Penetrations

Chimney flashing, skylight flashing, vent boots, and valley work. Flashing failures cause more leaks than shingles do.

Attic Ventilation

Ridge vents, soffit vents, and proper airflow. In an Austin summer an under ventilated attic cooks your shingles from underneath and shortens the life of the whole roof.

Gutters, Soffit, and Fascia

Exterior components that protect your roof edges and move water away from the house.

Repair or Replace? How to Tell

This is the question every homeowner asks, and the honest answer depends on three things: how old the roof is, how widespread the damage is, and whether the decking underneath is sound.

  • Repair usually makes sense when the damage is isolated to one area, the roof is under fifteen years old, and the rest of the surface is in decent shape. A handful of missing shingles after a windstorm, a flashing failure around a chimney, or a single leak point are all repairs. There is no reason to replace a good roof because one section had a bad day.
  • Replacement usually makes sense when the damage is widespread across multiple slopes, there are several leak points, the roof is past twenty years old, or the decking underneath has water damage. At that point repairs turn into a series of expensive patches on a roof that is going to need replacing anyway within a couple of years.
  • The middle ground is real and worth talking through. A sixteen year old roof with moderate hail damage could go either way depending on your plans for the house, your insurance situation, and how the rest of the surface looks. We will lay out both options with what each actually costs you, and let you decide.

What we will not do is tell you that you need a new roof when you do not.

Impact Resistant Shingles and Your Insurance

This is worth knowing before you replace a roof in Austin, and a lot of homeowners find out afterward.

Texas insurance carriers offer premium discounts for roofs built with Class 4 impact resistant shingles, which carry a UL 2218 rating. Those discounts commonly run somewhere between five and thirty percent depending on your carrier. Over the lifespan of the roof, the accumulated savings often exceed what the upgrade cost in the first place.

The shingles themselves are engineered to absorb hail impact without bruising or losing granules, which is exactly the failure mode that costs Austin homeowners a roof every few years. In a metro that takes hail annually, that is not a small consideration.

If you go this route, ask your carrier for the discount once the roof is on and provide the manufacturer’s certificate of installation. Carriers do not apply it automatically.

One thing worth being aware of: some Texas policies now include cosmetic damage endorsements that exclude payment for hail dents which do not affect how the roof functions. This affects metal roofs most of all. Worth reading your declarations page before choosing a material.

Storm Damage and Insurance Claims

Austin gets hail every year, so this comes up constantly. Here is how it actually works, stated straight.

  • We inspect and document. We do not negotiate your claim. Under Texas law, a roofing contractor cannot act as a public adjuster on a job they are also performing unless they hold a separate license, and that would be a conflict of interest anyway. Any contractor promising to negotiate your settlement for you is either licensed as an adjuster or is telling you something they should not be. What we do is get on the roof, photograph and document every point of damage thoroughly, and give you and your adjuster a clear professional record of what happened. That documentation is what a claim rests on.
  • Get the roof inspected before you file. You cannot support a claim without evidence of damage, and most hail damage is invisible from the ground. Getting a professional inspection first tells you whether filing is even worth doing.
  • File promptly. Most Texas policies require claims within a set window after the damage event, often a year, and adjusters get badly backed up after a major storm. Earlier is better.
  • Know your coverage type. Replacement Cost Value policies pay current replacement cost minus your deductible. Actual Cash Value policies subtract depreciation based on the roof’s age first, which on an older roof can reduce the payout substantially. Your declarations page tells you which you have, and it is worth reading before you file rather than after.
  • Age affects the payout, not eligibility. An older roof that takes fresh hail damage is still covered for that damage under most policies. Age changes how the carrier calculates what they pay, not whether the event qualifies.

We will be straight with you about whether filing makes sense for your situation. Sometimes it does not, and we will say so.

Roofing Costs in Austin

Roofing is priced by roofing square, which is a hundred square feet of roof surface, but the total depends on much more than area. What yours costs comes down to:

  • The size and pitch of your roof, since steep roofs require more labor and safety equipment
  • Material choice, with asphalt shingles, impact resistant shingles, metal, and tile at very different price points
  • Decking condition underneath, which cannot be assessed until tear off begins
  • How many layers have to come off
  • Complexity, including valleys, dormers, chimneys, skylights, and multiple roof planes
  • Flashing and penetrations that need replacing
  • Ventilation work if the attic is not breathing properly
  • Gutters, soffit, or fascia if those are part of the job
  • Permits, required for most roof replacements in Austin

Timeline is usually shorter than people expect. Many residential replacements are a matter of days rather than weeks. Repairs are often same day or next day. Weather is the wild card, since we are not tearing off a roof with storms in the forecast.

We would rather inspect the actual roof than guess. As a roofing contractor, we will get up there, show you photographs of what we find, and give you a clear number before anything starts. No hidden fees.

Living in the House While We Work

You stay in your home for nearly every roofing project, and your routine barely changes apart from the noise.

Roof work is loud. Tear off day is the worst of it, and we will tell you which day that is so you can plan around it if you work from home. We protect landscaping and windows, keep the site organized, and run magnetic sweeps for nails around the perimeter before we leave each day. You may want to move vehicles out of the driveway while we are working.

Frequently Asked Questions About Roofing in Austin

Get answers to common questions about remodeling costs, timelines, estimates, our process, and the services we provide for homeowners throughout Austin and Central Texas.

How long does a roof last in Austin?

Asphalt shingle roofs in the Austin area typically last fifteen to twenty five years, and our sun and hail tend to push toward the shorter end of that. Metal roofs last far longer, often forty years or more. Tile can exceed fifty. Attic ventilation makes a real difference either way, since a roof cooking from underneath ages faster.

If the damage is isolated, the roof is under fifteen years old, and the rest of the surface looks sound, a repair is usually the right call. Widespread damage across multiple slopes, several leak points, decking damage, or a roof past twenty years usually points to replacement. We inspect and give you an honest answer rather than defaulting to the bigger job.

It depends on roof size and pitch, material, how many layers come off, the condition of the decking underneath, and complexity like valleys, chimneys, and skylights. Decking damage in particular cannot be priced until tear off starts, so we account for it honestly rather than surprising you mid job.

From the ground, look for dents on gutters, downspouts, and metal vents, and granules collecting in the gutters. On the shingles themselves, hail leaves circular dents that knock granules loose and expose the mat underneath. Most of it is genuinely not visible from the ground, which is why a free inspection is worth doing after a storm.

Most Texas homeowners policies cover sudden damage from hail, wind, and falling trees. They generally do not cover normal wear and tear, age related deterioration, or deferred maintenance. Whether you get a payout depends on the cause of damage and your policy type.

Replacement Cost Value pays what it costs to replace the roof at current prices, minus your deductible. Actual Cash Value subtracts depreciation based on the age and condition of your roof first, which on an older roof can reduce the payout substantially. Your declarations page tells you which you have, and it is worth checking before you file.

We inspect and document thoroughly, which is the part that actually supports a claim. What we will not do is negotiate the settlement on your behalf, because under Texas law a contractor cannot act as a public adjuster on a job they are also performing without a separate license. Anyone promising otherwise is telling you something they should not be.

Possibly. An older roof that takes fresh storm damage is generally still covered for that damage. Age affects how the carrier calculates the payout rather than whether the event qualifies. If you have Actual Cash Value coverage, depreciation will take a bigger bite, which is worth understanding before you file.

In a metro that gets hail every year, usually yes. Class 4 impact resistant shingles resist bruising and granule loss from hail, and Texas carriers commonly offer premium discounts between five and thirty percent for installing them. Over the life of the roof, those savings often cover the upgrade cost. Ask your carrier for the discount after installation and provide the certificate, since they do not apply it automatically.

Many residential replacements take a matter of days rather than weeks, depending on size and complexity. Repairs are often the same day or next day. Weather moves schedules, since we will not tear off a roof with storms coming.

We do. If water is actively coming into your home, we can get emergency tarping in place to stop further interior damage while a permanent repair is scheduled.

Most roof replacements do require a City of Austin permit. We handle the permitting and inspections as part of the job.

There are two kinds and both matter. The manufacturer warranty covers the shingles themselves. The workmanship warranty covers the installation, which is where most roof failures actually originate. We will go through both with you before you commit.

We do. Roof inspections and estimates are free with no obligation, and if we do not need to get on the roof first, you can often expect an estimate within 24 hours.
